Vertex performed Environmental Due Diligence services to 76,000 apartment units (in over 900
buildings) in Berlin, Germany on behalf of the buyer. Due to governmental restrictions, Vertex was
unable to obtain information from the seller side in performing the due diligence. The assessment
work was performed on a 24-hour/day rolling schedule in order to meet critical milestones in the 5-
day due diligence period.
A summary of the findings from drive-by site visitations and document reviews were provided in a
spreadsheet within one week of project authorization. Based on the environmental issues, Vertex
assigned risk rankings and liability costs to each site. The final spreadsheet, including specific
notations was provided with the reports for use during negotiations.

Phase I & II Environmental Site Assessment (ESA) and Environmental Health & Safety
Multiple Buildings
Vertex was contracted by an international pump/valve manufacturer to conduct Due Diligence
(Phase I ESA, Environmental Health and Safety, and Phase II ESA) at a manufacturing plant
located in an industrial area of Niigata, Japan for a potential acquisition.
Although no USTs were located on-site, numerous underground pits storing wastewater were
located on the property. The site also utilized numerous ASTs to store various oils, kerosene and
waste by-products, some of which were in poor condition and the piping traversed underground.

Due Diligence Review
1,261 Assets
Vertex conducted Due Diligence review of 1,261 assets located throughout Spain as part of a bank
acquisition. The assessment work was performed on a 24-hour/day rolling schedule in order to
meet critical milestones in the 7-day due diligence period. Within one week of authorization, a
summary of the findings from drive-by site visitations and document reviews were provided in a
spreadsheet. Based on the environmental issues, Vertex assigned risk rankings and liability costs
to each site. The final spreadsheet, including specific notations was provided with the reports for
use during negotiations.
Gainesville, FL
Due Diligence & Remediation Management
4.5 Acre Development
Vertex managed the due diligence, remedial investigation and remediation at a 4.5 acre
development site in Gainesville, Florida. Vertex submitted a Remedial Action Plan (RAP) to the
Alachua County Environmental Protection Department of (ACEPD) to excavate approximately
3,000 tons of impacted soil and to complete groundwater dewatering and on site treatment.
Vertex was successful in providing groundwater modeling information to the ACEPD in order to
acquire a No Further Action (NFA) for the off site impacts, and the on site remediation was also
successful in reducing on-site groundwater concentrations below Groundwater Clean-up Target
Levels (GCTLs). As part of the turn-key service, Vertex completed all asbestos contracting
services, remediation, environmental oversight and building demolition services under a single
contract with a single point of contact for the client.
