Vertex was retained as the Construction Manager on
this 14-story, 208-unit luxury residential and retail high rise building. The project included the replacement of
almost 750 windows, and the complete removal of 225,000 square feet of the
existing Exterior Insulation and Finishing System (EFIS), replaced with a water
managed EFIS. This project was successfully
completed 4 months ahead of schedule and within budget.

Phase I Environmental Site Assessment (ESA)

Vertex performed Phase I ESAs at a portfolio of sixty-seven properties located across the country. Properties assessed included retail and office developments, high-rise apartment and condominium buildings in cities including New York, NY, Los Angeles, CA, and Phoenix, AZ.
In addition to standard Phase I ESA scope items, Vertex also assessed potential concerns regarding radon, asbestos-containing materials, lead-based paint, and microbial growth. Vertex provided the client with detailed reports of individual sites and a comprehensive table summarizing the portfolio as a whole. Vertex completed the portfolio within the client-directed three week turn-around time.

Phase I Environmental Site Assessment (ESA)
Vertex conducted a Phase I ESA of an office building located directly on the Río de la Plata in the
Puerto Madero Land Reclamation area in Buenos Aires, Argentina. Historic research indicated the
site was previously developed with an industrial warehouse. Additionally, the entire surface water
area of the Río De La Plata coastal zone is heavily polluted from past and present domestic and
industrial sewage discharges from the greater Buenos Aires urbanized area. The configuration of
the site building included subgrade parking levels which were equipped with sumps to maintain a
lowered groundwater table. Vertex was able to advise the client of their potential risk as it related
to local regulations and the possible acquisition and redevelopment of this site considering the
known groundwater contamination.
