The client was provided with a spreadsheet summarizing the findings for individual sites and identifying properties of potential environmental concern.

Phase I Environmental Site Assessment (ESA)

Vertex performed Phase I ESAs at a portfolio of twelve properties in Florida. Properties assessed included former agricultural rangeland and citrus groves, a former golf course, and undeveloped properties ranging from 50 to 1,200-acres in size. Properties also included derelict structures, areas of dumping, and various above-ground storage tanks (ASTs) associated with water well pump stations. In addition to standard Phase I ESA scope items, Vertex also assessed the potential for endangered species and wetland areas on the undeveloped sites, as well as the potential for impacts associated with historic pesticide use.

Portfolio Review of Reports

Vertex reviewed previous environmental reports for a portfolio of over 140 sites. The client was provided with an analysis of the overall risk characteristics of the portfolio, including grouping sites into risk "buckets" and providing environmental risk costs per site and for the overall portfolio.Vertex also prepared a detailed spreadsheet discussing each site. Over 130 of the reports were reviewed within five business days.

Phase I Environmental Site Assessment (ESA)

Vertex performed Phase I ESAs and limited compliance inspections of sixteen industrial facilities throughout the country. The scope of work included site visitations to inspect the grounds and buildings as well as the adjacent properties to identify potential for on-site and off-site sources of chlorinated solvents, oil or other hazardous material releases; review of local records relating to historic ownership, usage and site development; and review of published federal, state, provincial and/or local regulatory records related to on-site activities and potential off-site sources of oil or hazardous material contamination.
Additionally, Vertex reviewed previous environmental site assessments, construction documents, hazardous waste manifests, any operational documents, asbestos survey or abatement reports, wastewater and air emission permits. Following the site assessments and research, Vertex
prepared a summary of findings within one week of project authorization and written reports of the findings within two weeks of project authorization.

Phase I Environmental Site Assessments (ESA)& Asbestos Surveys

Vertex conducted forty Phase I ESAs and Asbestos Surveys of real estate assets throughout
central England. Summary tables of relevant findings and risk rankings were issued within ten days
of project authorization. Based on the environmental issues, liability costs per site were generated
and provided with the reports for use during negotiations.
Relevant logistics included the organization of consultant field teams, laboratory analytical receipts
for the asbestos surveys, and field team access arrangements. All assessments were completed
with final reports submitted to the client within 30 days of project authorization. All reports were
issued via electronic compact disk.
Northern México
Environmental Due Diligence, Management of Site Demolition & Redevelopment
Vertex was originally contracted by the financing company for an industrial manufacturer to
conduct Environmental Due Diligence of a lighting manufacturing plant for the purpose of a
construction loan. Through the due diligence process, soil and groundwater contamination was
identified.
Vertex was retained by the manufacturer to conduct the remediation of the site and manage site
demolition and redevelopment. México is developing remediation policies and procedures and this
site is one of the first to be brought through the regulatory system based on the new regulations.
Through use of our joint US and México management teams, Vertex has been able to successfully
work with a US based manufacturer to remediate the site in México. New regulations were
implemented and followed successfully.
Mexico City, Mexico
Phase I and Phase II Environmental Site Assessment (ESA)
Vertex conducted Phase I and Phase II ESAs at a former car dealership located in Mexico City,
Mexico. The property was being cleared and redeveloped as a residential apartment complex.
Following due diligence, the scope of work was extended to also include the management of the
environmental remediation necessary during the redevelopment process.
Finally, Vertex provided all necessary documentation and assisted in regulatory negotiations to
facilitate a resale of the site. Vertex was able to assist the client with initial due diligence (Phase I
ESA), development, remediation and resale of the site.
