million construction of the East Hall dormitory at Olin College. East Hall is a four-story residence

areas. East Hall residents enjoy two music practice rooms, an exercise room, a kitchenette, study
rooms, lounge areas and space for bicycle storage. Vertex’s services included the completion of
contract work and the project’s punch list after a previously-defaulted contractor. Vertex’s services
resulted in the successful on-time opening of East Hall for the fall semester.

Florence and Chaftez Hillel House at Boston University. Our services included project budgeting,
scheduling of remaining work, and closeout negotiations with the Owner. The facility features three
chapels for worship, kosher kitchens and dining hall, coffee bar, student work and study areas, as
well as multi-use spaces. The building also includes galleries for temporary and permanent
exhibits. Lounge spaces in the building provide a casual, at-home feel for students to gather in.

this 14-story, 208-unit luxury residential and retail high rise building. The project included the replacement of
almost 750 windows, and the complete removal of 225,000 square feet of the
existing Exterior Insulation and Finishing System (EFIS), replaced with a water
managed EFIS. This project was successfully
completed 4 months ahead of schedule and within budget.

Vertex performed Phase I ESAs at a portfolio of sixty-seven properties located across the country. Properties assessed included retail and office developments, high-rise apartment and condominium buildings in cities including New York, NY, Los Angeles, CA, and Phoenix, AZ.
In addition to standard Phase I ESA scope items, Vertex also assessed potential concerns regarding radon, asbestos-containing materials, lead-based paint, and microbial growth. Vertex provided the client with detailed reports of individual sites and a comprehensive table summarizing the portfolio as a whole. Vertex completed the portfolio within the client-directed three week turn-around time.

Vertex performed Phase I ESAs at a portfolio of eighteen oil change properties in Iowa, Indiana, and Missouri. In addition to standard scope items, Vertex assessed the sites for compliance with RCRA hazardous waste generation regulations and confirmed that the sites maintained adequate Spill Prevention, Control, and Countermeasures (SPCC) plans. Vertex also completed a Phase II Limited Subsurface Assessment at one of the eighteen facilities to assess potential impacts resulting from RECs identified during the Phase I ESA.

Vertex coordinated and oversaw all aspects of conducting 177 Phase II baseline subsurface investigations at gasoline station and convenience store facilities in the Midwestern United States. The investigations were conducted as part of a divestiture and for insurance claim purposes. Our team was able to assess 177 gasoline station facilities across the Midwestern United States and provide environmental details and liability costs within 90 days of authorization.

Phase I Environmental Site Assessment (ESA) & Asbestos Surveys

Vertex conducted 14 Phase I ESAs and Asbestos Surveys of real estate assets throughout the Nordics. Summary tables of relevant findings and risk rankings were issued within ten days of project authorization. Based on the environmental issues, liability costs per site were generated and provided with the reports for use during negotiations.
Relevant logistics included the organization of consultant field teams, laboratory analytical receipts for the asbestos surveys, and field team access arrangements. All assessments were completed with final reports submitted to the client within two weeks of project authorization. All reports were issued via electronic compact disk.
Croatia
Phase I Environmental Site Assessments (ESA)

Vertex conducted Phase I ESAs of sixteen hotel assets throughout Croatia. Per the client's scope
of work, some properties also required asbestos surveys. Summary tables of relevant findings and
risk rankings were issued within two weeks of project authorization. Based on the environmental
issues, liability costs per site were generated and provided with the reports for use during
negotiations.
Relevant logistics included the organization of consultant field teams, laboratory analytical receipts
for the asbestos surveys and field team access arrangements. While in the field, Due Diligence
teams communicated daily with one appointed Vertex Senior Manager, who in turn passed along
daily progress reports to the client.
Berlin, Germany
Environmental Due Diligence
76,000 Units / More than 900 Buildings
Vertex performed Environmental Due Diligence services to 76,000 apartment units (in over 900
buildings) in Berlin, Germany on behalf of the buyer. Due to governmental restrictions, Vertex was
unable to obtain information from the seller side in performing the due diligence. The assessment
work was performed on a 24-hour/day rolling schedule in order to meet critical milestones in the 5-
day due diligence period.
A summary of the findings from drive-by site visitations and document reviews were provided in a
spreadsheet within one week of project authorization. Based on the environmental issues, Vertex
assigned risk rankings and liability costs to each site. The final spreadsheet, including specific
notations was provided with the reports for use during negotiations.

Due Diligence Review

Vertex conducted Due Diligence review of 1,261 assets located throughout Spain as part of a bank
acquisition. The assessment work was performed on a 24-hour/day rolling schedule in order to
meet critical milestones in the 7-day due diligence period. Within one week of authorization, a
summary of the findings from drive-by site visitations and document reviews were provided in a
spreadsheet. Based on the environmental issues, Vertex assigned risk rankings and liability costs
to each site. The final spreadsheet, including specific notations was provided with the reports for

Buenos Aires, Argentina
Phase I Environmental Site Assessment (ESA)
Vertex conducted a Phase I ESA of an office building located directly on the Río de la Plata in the
Puerto Madero Land Reclamation area in Buenos Aires, Argentina. Historic research indicated the
site was previously developed with an industrial warehouse. Additionally, the entire surface water
area of the Río De La Plata coastal zone is heavily polluted from past and present domestic and
industrial sewage discharges from the greater Buenos Aires urbanized area. The configuration of
the site building included subgrade parking levels which were equipped with sumps to maintain a
lowered groundwater table. Vertex was able to advise the client of their potential risk as it related
to local regulations and the possible acquisition and redevelopment of this site considering the
known groundwater contamination.

Phase I Environmental Site Assessment (ESA) and Limited Compliance Inspections
112 Golf Courses
Vertex performed Phase I ESAs and limited compliance inspections of 112 golf courses throughout
Japan. The scope of work included site visitations to approximately thirty of the golf courses to
inspect the grounds and buildings as well as adjacent properties to identify potential for on-site and
off-site sources of hazardous material releases; review of previous Phase I ESAs; review of
records relating to historic ownership, usage and site development; and review of published
regulatory records and publications related to on-site activities and potential off-site sources of oil
or hazardous material contamination. Additionally, we reviewed construction documents,
hazardous waste manifests, operational documents, asbestos survey or abatement reports, and
wastewater emissions permits. Following the above scope of work, Vertex prepared a spreadsheet,
which provided a risk ranking and details of environmental liabilities for each site.
Marlborough, MA
Water Damage Assessment
Vertex assisted our client in identifying sources of water intrusion and assessed the extent of water
damage and visible mold impacts to two partially occupied apartment buildings. It was determined
that water intrusion was caused by a leak from a roof cricket. Water intrusion from this leak had
reportedly migrated through the attic space and into the common wall cavities of several
apartments. Upon completion of the assessment, Vertex offered recommendations to adequately
address these impacts.
Additionally, Vertex performed a post-drying and post-cleanup inspection to document the level of
work performed by our clients' personnel and provide a determination regarding the level of
success of the remedial efforts.
Hyannis, MA
Indoor Air Quality (IAQ) Services / Asbestos Abatement
Vertex has a long standing relationship with Cape Cod Hospital and has performed a myriad of IAQ
consulting services on an on-going, as-needed basis. These services have included the
completion of a facility-wide comprehensive asbestos survey; preparation of asbestos abatement
work plans in conjunction with ongoing scheduled renovation activities; full-time asbestos project
monitoring during abatement activities and final clearance inspections/testing; water intrusion
cause and origin investigations; microbial growth assessments and preparation of mold
remediation protocols; mold remediation oversight and post remediation verification criteria; and
numerous IAQ assessments in response to complaints of reposed chronic illnesses, discomfort
and odors. On all aspects of activities performed at the hospital, Vertex works in concert with the
Environmental Health and Safety Officer to comply with Hospital Infection Control protocols.
Danvers, MA
Phase I Environmental Site Assessment (ESA) / Indoor Air Quality (IAQ) Services
Vertex implemented an investigation that included a Phase I ESA, subsurface explorations, soil
and groundwater sampling and testing, soil gas sampling and testing, and indoor air sampling and
testing. Mercury vapor was identified in the indoor air at levels in excess of applicable MADEP and
US EPA indoor air standards. Vertex designed and implemented remedial response actions which
included demolition and removal for off-site disposal of the mercury impacted concrete floors of the
building, performance of a Limited Removal Action (LRA) to remove impacted mercury soils around
floor drains, demolition of to evaluate the potential for re-occupancy of the building considering an
interior mezzanine and installation of new 90,000 square foot concrete floors, decontamination of
the entire 30 foot high interior space and final clearance testing. Vertex also provided continuous
monitoring of the indoor air and the ambient air to ensure the implementation of appropriate
protective measures to prevent human exposure to mercury vapors and particulate matter. Finally,
Vertex performed a post-remediation closure survey of the surfaces and indoor air of the building,
the results of which indicated that the indoor air quality meets the MADEP and US EPA indoor air
standards. This serves to illustrate Vertex's environmental strategy abilities and our ability to
deliver a significant remediation project on time and within budget.
Englewood, Colorado
Restoration Contractor
VERTEX served as the restoration contractor for Homewood Suite by Hilton Hotel, at their Englewood, Colorado location. Frozen pipes caused damage to the fire sprinkler pipes, eventually resulting in fire sprinkler pipe leaks that caused severe damage to nearly all common areas and hotel rooms. VERTEX immediately mobilized a qualified team to work with the carrier to identify the scope of work and provided Xactimate pricing to all parties before work started. VERTEX completed the project on time to allow the hotel to reopen for a major holiday weekend.
