Marine Sanitation Device (MSD) Effluent Testing

Vertex was contracted by an international ship builder to conduct MSD Effluent Testing at eighteen vessels located throughout the South Pacific Islands. Logistics included shipping laboratory analytical materials and Vertex mobile lab internationally and meeting specified vessels at predetermined embarkation points within a strict timeframe. Contingency plans and materials were used in order to ensure schedules were met.
Vertex was able to save time and money through use of our extensive network of professionals located in the region. Although logistics were complicated because of customs and the extreme sensitivity to laboratory holding times and embarkation schedules, Vertex was able to meet the schedule set forth by the client.

Vertex conducted Phase I ESAs of sixteen hotel assets throughout Croatia. Per the client's scope
of work, some properties also required asbestos surveys. Summary tables of relevant findings and
risk rankings were issued within two weeks of project authorization. Based on the environmental
issues, liability costs per site were generated and provided with the reports for use during
negotiations.

teams communicated daily with one appointed Vertex Senior Manager, who in turn passed along
daily progress reports to the client.
Northern México
Environmental Due Diligence, Management of Site Demolition & Redevelopment
Vertex was originally contracted by the financing company for an industrial manufacturer to
conduct Environmental Due Diligence of a lighting manufacturing plant for the purpose of a
construction loan. Through the due diligence process, soil and groundwater contamination was
identified.
Vertex was retained by the manufacturer to conduct the remediation of the site and manage site
demolition and redevelopment. México is developing remediation policies and procedures and this
site is one of the first to be brought through the regulatory system based on the new regulations.
Through use of our joint US and México management teams, Vertex has been able to successfully
work with a US based manufacturer to remediate the site in México. New regulations were
implemented and followed successfully.
Berlin, Germany
Environmental Due Diligence
76,000 Units / More than 900 Buildings
Vertex performed Environmental Due Diligence services to 76,000 apartment units (in over 900
buildings) in Berlin, Germany on behalf of the buyer. Due to governmental restrictions, Vertex was
unable to obtain information from the seller side in performing the due diligence. The assessment
work was performed on a 24-hour/day rolling schedule in order to meet critical milestones in the 5-
day due diligence period.
A summary of the findings from drive-by site visitations and document reviews were provided in a
spreadsheet within one week of project authorization. Based on the environmental issues, Vertex
assigned risk rankings and liability costs to each site. The final spreadsheet, including specific
notations was provided with the reports for use during negotiations.
Rural China
Environmental Site Assessment (ESA) by Site Visitation & Operation Review
Vertex was contracted by a multi-national industrial facilities owner to assist in a relocation of a
copper tube manufacturing plant. Located in rural China, the plant was set to be relocated to
Monterrey, México. Vertex's staff from China conducted a site visitation and review of operations to
assess the attributes relevant to its potential effect on the environment and communicated it to
Vertex Mexico who reviewed the findings and researched local government regulations.
Specifically, Vertex identified all substances or products to be employed that may cause an
environmental impact. Additionally, Vertex estimated emissions, discharges, and waste expected
to be generated as well as the control measures to be carried out.
Niigata, Japan
Phase I & II Environmental Site Assessment (ESA) and Environmental Health & Safety

Vertex was contracted by an international pump/valve manufacturer to conduct Due Diligence
(Phase I ESA, Environmental Health and Safety, and Phase II ESA) at a manufacturing plant
located in an industrial area of Niigata, Japan for a potential acquisition.
Although no USTs were located on-site, numerous underground pits storing wastewater were
located on the property. The site also utilized numerous ASTs to store various oils, kerosene and
waste by-products, some of which were in poor condition and the piping traversed underground.

Vertex conducted Due Diligence review of 1,261 assets located throughout Spain as part of a bank
acquisition. The assessment work was performed on a 24-hour/day rolling schedule in order to

Buenos Aires, Argentina
Phase I Environmental Site Assessment (ESA)
Vertex conducted a Phase I ESA of an office building located directly on the Río de la Plata in the
Puerto Madero Land Reclamation area in Buenos Aires, Argentina. Historic research indicated the
site was previously developed with an industrial warehouse. Additionally, the entire surface water
area of the Río De La Plata coastal zone is heavily polluted from past and present domestic and
industrial sewage discharges from the greater Buenos Aires urbanized area. The configuration of
the site building included subgrade parking levels which were equipped with sumps to maintain a
lowered groundwater table. Vertex was able to advise the client of their potential risk as it related
to local regulations and the possible acquisition and redevelopment of this site considering the
known groundwater contamination.
Mexico City, Mexico
Phase I and Phase II Environmental Site Assessment (ESA)
Vertex conducted Phase I and Phase II ESAs at a former car dealership located in Mexico City,
Mexico. The property was being cleared and redeveloped as a residential apartment complex.
Following due diligence, the scope of work was extended to also include the management of the
environmental remediation necessary during the redevelopment process.
Finally, Vertex provided all necessary documentation and assisted in regulatory negotiations to
facilitate a resale of the site. Vertex was able to assist the client with initial due diligence (Phase I
ESA), development, remediation and resale of the site.

2,500 Tons of Petroleum Impacted Soil
Vertex provided Environmental Consulting services for the development of a property that
historically was utilized by a board game manufacturer and DPW facility in Salem, Massachusetts.
Before excavating and disposing of 2,500 tons of petroleum impacted soil under a Release
Abatement Measure (RAM), we assessed the contaminants in the soil and groundwater; the
potential exposure pathways (considering the intended use for the site as a multifamily apartment
complex). Additionally, Vertex prepared and implemented the site design/soil management plan
utilizing proposed development of the site, implemented an Activity Use Limitation (AUL) for
remaining soil contamination, and prepared a regulatory closure report with a comprehensive risk
characterization to facilitate the development and resale of the property.
Providence, RI
Environmental Consulting & Construction Support Services
Vertex provided Environmental Consulting and Construction Support services for redevelopment of
a site in Providence, Rhode Island. The soil at the property consisted of urban fill, containing
elevated levels of contaminants typically found in urban areas. In order to facilitate the
redevelopment of the property, Vertex performed a site assessment, regulatory submittals,
delineation survey, soil characterization, remedial design, environmental monitoring and site
closure activities. On behalf of the client, Vertex presented the environmental information and
communicated with financial institutions and prospective purchasers to aid in the initial financing of
the project and ultimate sale of the property.
Gainesville, FL
Due Diligence & Remediation Management
4.5 Acre Development
Vertex managed the due diligence, remedial investigation and remediation at a 4.5 acre
development site in Gainesville, Florida. Vertex submitted a Remedial Action Plan (RAP) to the
Alachua County Environmental Protection Department of (ACEPD) to excavate approximately
3,000 tons of impacted soil and to complete groundwater dewatering and on site treatment.
Vertex was successful in providing groundwater modeling information to the ACEPD in order to
acquire a No Further Action (NFA) for the off site impacts, and the on site remediation was also
successful in reducing on-site groundwater concentrations below Groundwater Clean-up Target
Levels (GCTLs). As part of the turn-key service, Vertex completed all asbestos contracting
services, remediation, environmental oversight and building demolition services under a single
contract with a single point of contact for the client.
Woburn, MA
Environmental Consulting Services
Vertex performed Environmental Consulting services to assist in the redevelopment of a vacant
parcel once occupied by a leather tannery. On behalf of our client, Vertex conducted a subsurface
investigation within sixty days to identify impacted areas of high chromium, lead and arsenic. We
also estimated the costs associated with remediation activities prior to our client's involvement with
the site. Vertex established a remedial development plan that included "Hot Spot" removal and the
installation of a Geomembrane barrier to cap residual impacted material. The remediation
development plan provided the cost savings to the project necessary to facilitate the development
of the site as a multifamily apartment complex. Vertex completed the project by submitting a
Response Action Outcome (RAO) and implementing the institutional controls and Activity Use
Limitation (AUL). We also provided our client with post site closure consulting services to facilitate
the sale of the property.

Landfill Inspection and Risk Analysis
Vertex was retained by an insurer to review landfill operations at numerous sites in Florida. The
work was required to support underwriting activities for pollution liability and landfill closure
insurance policies. Vertex reviewed current regulatory information and compliance documentation.
Working closely with the insured and their insurance broker, Vertex inspected each property and
evaluated risk. Based on the results of the inspection and the compliance review, Vertex prepared
a comprehensive Loss Control Report for the underwriter that summarized environmental risk. In
addition, Vertex provided the insured with specific recommendations to reduce environmental risk
at each property.
Massachusetts
Water Damage & Mold Assessment
Vertex assessed the extent of water damage and mold impacts throughout an unoccupied, framed 3-story apartment building. It was determined that water intrusion was caused by a rain event that occurred during construction when the roof and walls were not yet complete. Following assessment, Vertex developed a Mold Remediation Specification for submittal to the remediation contractors. Additionally, Vertex solicited competitive abatement proposals. We documented baseline moisture conditions, and monitored the remedial progress to ensure compliance with work specifications and industry standard abatement guidelines. Upon completion of remediation, Vertex performed the post-remedial visual clearance inspections.

Tank Pull Oversight / Claim Investigations
Vertex has completed hundreds of tank pull oversight/claim investigations at gasoline station
properties across the United States on behalf of commercial tank insurers. These activities
included oversight of scheduled tank removals and the completion of claim investigations in the
event a suspected release is identified at the service station property. Claim investigations focus on
the number, cause, origin, timing, nature and extent of any and all release(s). In addition, if
releases have occurred Vertex provides claims management assistance to bring the sites to
regulatory closure.

Claims Management
Vertex was retained to manage and oversee third party claims associated with a major crude oil
spill off of the coast of California. The spill occurred from the ruptured flange of a submarine
pipeline connecting an oil platform to a processing facility on-shore. This spill caused injuries to
natural resources including marine mammals, marine and shore birds, shoreline rocky intertidal,
sand beach, and estuarine habitats.
Vertex's responsibilities included review of all response costs submitted by the insured and
responding county, state, and federal agencies. As part of the cost review process, we identified
and removed $1.5 to $2 million in excluded, duplicative, and/or unrelated costs submitted by the
insured for reimbursement. Vertex coordinated the cause of loss investigation and conducted a
subrogation investigation. Several contractors responsible for the construction and testing of the
pipeline were identified. Vertex worked closely with both first and third party carriers to properly
allocate property and casualty loses which totaled several million dollars.
Vertex served as the technical lead for the responsible party in the Natural Resource Damage
Assessment (NRDA) claim asserted by a Trustee group consisting of the National Oceanic and
Atmospheric Administration (NOAA), the U.S. Department of Interior (U.S. Fish and Wildlife), U.S.
Department of Defense (Vandenberg Air Force Base), California Department of Fish and Game /
Office of Spill Response and Prevention (OSPR), California State Lands Commission, and others.
Vertex developed a strong and convincing technical case that minimized the Trustees' claims and
achieved a reasonable settlement.
Colorado
Rapid Response Claims Management
Vertex was retained by a commercial line insurance carrier to complete initial reconnaissance of a
20,000-gallon release of refined gasoline from a trenching operation accident that ruptured an 8"
petroleum pipeline. The release impacted a 200 acre reservoir which abutted the pipeline rupture.
Vertex closely documented remedial response actions at key milestones. We performed remedial
alternative feasibility reviews which subsequently led to hundreds of thousands of dollars in claims
savings through negotiated soil/groundwater disposal methods with the insured's consultants.
Marlborough, MA
Water Damage Assessment
Vertex assisted our client in identifying sources of water intrusion and assessed the extent of water
damage and visible mold impacts to two partially occupied apartment buildings. It was determined
that water intrusion was caused by a leak from a roof cricket. Water intrusion from this leak had
reportedly migrated through the attic space and into the common wall cavities of several
apartments. Upon completion of the assessment, Vertex offered recommendations to adequately
address these impacts.
Additionally, Vertex performed a post-drying and post-cleanup inspection to document the level of
work performed by our clients' personnel and provide a determination regarding the level of
success of the remedial efforts.
Alabama
Rapid Response Claims Management
Tanker Truck Rollover
Vertex was retained by a commercial line insurance carrier to complete initial reconnaissance of a
5,000-gallon release of hydrochloric acid from a tanker truck rollover accident. The release
impacted a sensitive receptor wetland area adjacent to the roadway. We closely documented
remedial response actions at key milestones. Vertex performed invoice reviews and subsequently
negotiated significant cost reductions to remedial contractor and county fire department invoicing
based on our detailed documentation gathered during our monitoring activities. The savings were
more than 10 times the fees for our services.
Chelsea, MA
Environmental Consulting Services
Vertex provided Environmental Consulting Services for a multi-family residential development of a
3-acre property that was historically utilized as a dumping ground for construction debris and
manufactured coal gasification (MCG) wastes from nearby coal gasification facilities. Vertex
conducted extensive subsurface investigations throughout the site in order to assess soil and
groundwater conditions, and to characterize in-situ soils to develop a soil management plan during
construction. During the course of site construction, Vertex performed on-site environmental
oversight, directed and managed the excavation and off-site disposal of nearly 13,000 tons of soil
containing coal tar waste, heavy metals, petroleum-related compounds, and PAHs. Throughout the
process, Vertex prepared all regulatory report submittals necessary to achieve compliance with the
Massachusetts Contingency Plan (MCP).

Vertex was engaged to evaluate the environmental risk and corresponding redevelopment
plan associated with a 30 acre parcel of land with a heavy historic industrial use in Boston,
MA. Vertex performed a Phase I ESA and prepared a conceptual soil management plan
that would allow for the majority of environmental issues to be dealt with during
development. Our services also included preparing an MCP compliance strategy,
performing a subsurface investigation- which included the installation of approximately 120
borings and 40 monitoring wells as well as using GIS to overlay numerous development
scenarios to plan the best location of site improvements. This project illustrated our ability
to be a valuable development team member by using our breadth of knowledge in
environmental and development strategy.

Licensed Site Professional Service
1 Property, 2 Underground Storage Tanks (UST)
Vertex performed Licensed Site Professional Services associated with a large scale release of
Number 6 Fuel from two USTs located on-site. Impacted soil and residual product was removed
from the outside of the building and below the accessible portions of the basement slab. All areas
of impact were not accessible for immediate remediation due to the location of the on-site hospital
building. The site remained in compliance with MADEP by Vertex submitting Phase I through
Phase IV documentation and a Class C RAO with an Operation and Maintenance Plan that
includes product removal through existing monitoring wells and continued bi-annual groundwater
monitoring. This method of site closure presents a significant cost savings to the client compared
to building demolition and excavation and removal of impacted materials. Local authorities are
also pleased by this result due to the historical significance of the building structure.
Danvers, MA
Phase I Environmental Site Assessment (ESA) / Indoor Air Quality (IAQ) Services
Vertex implemented an investigation that included a Phase I ESA, subsurface explorations, soil
and groundwater sampling and testing, soil gas sampling and testing, and indoor air sampling and
testing. Mercury vapor was identified in the indoor air at levels in excess of applicable MADEP and
US EPA indoor air standards. Vertex designed and implemented remedial response actions which
included demolition and removal for off-site disposal of the mercury impacted concrete floors of the
building, performance of a Limited Removal Action (LRA) to remove impacted mercury soils around
floor drains, demolition of to evaluate the potential for re-occupancy of the building considering an
interior mezzanine and installation of new 90,000 square foot concrete floors, decontamination of
the entire 30 foot high interior space and final clearance testing. Vertex also provided continuous
monitoring of the indoor air and the ambient air to ensure the implementation of appropriate
protective measures to prevent human exposure to mercury vapors and particulate matter. Finally,
Vertex performed a post-remediation closure survey of the surfaces and indoor air of the building,
the results of which indicated that the indoor air quality meets the MADEP and US EPA indoor air
standards. This serves to illustrate Vertex's environmental strategy abilities and our ability to
deliver a significant remediation project on time and within budget.

Subsurface Investigation
Vertex was engaged by the owner to determine the extent of
impacts in the Forebay area and in order to provide a strategic plan
with respect to regulatory scenarios that involved both the New
York State Department of Environmental Conservation (NYSDEC)
and the US Environmental Protection Agency (USEPA). The work
was in advance of a major construction project
scheduled for the Forebay area. Vertex reviewed
previous existing subsurface data as well as conducted a
historic review of the area to determine overall fill depositional
history. VERTEX conducted a comprehensive Subsurface Investigation to determine both vertical
and horizontal extent of PCB, PAH and heavy metals impacts. WE also prepared detailed geologic
cross sections and prepared three dimensional graphic images to show the different impacted
layers of fill material including alluvial deposited sediments as well as anthropogenic related fill
materials. Vertex led meetings with the client, NYSDEC and the USEPA in order to negotiate
remedial measures in advance of construction activities. The regulators approved a plan to
conduct hot spot remedial activities and capping measures to manage impacted soils. Vertex
subsequently oversaw the installation an engineered barrier for the Forebay area as well as the
piling and foundation slab pouring activities for the building. We also managed all impacted
sediments and groundwater that were generated during the construction activities.
